Zhuzhou City, called Jianning in ancient China, lies in the east part of Hunan province and the middle reach of Xiang River. Facing Wuhan City in the north and Guangzhou to the south, Zhuzhou joins Zhejiang province, Jiangxi province, Shanghai municipality in the east and Yunnan province, Guizhou province, Sichuan province in the west and it plays an important role in the economic integrative of the golden delta made up of Changsha, Zhuzhou, Xiangtan. Under its jurisdiction, there are Liling City, Zhuzhou County, You County, Chaling County, Yanling County, Tianyuan district, Lusong district, Hetang district, Shifeng district and Zhuzhou high-tech industry development zone (nation-class). The total acreage of Zhuzhou is 11.4 thousand km2 and the population amounts to 3.7 million (0.68 million citizens).
Roughly estimated, the Gross Domestic Product (GDP) reached RMB 35.922 billion in the first 9 months of 2005, 12.3% higher and 0.2% more than the same period of 2004. The added value of the primary industry was RMB 4.295 billion, with a 6.5% increase. The added value of the secondary industry was RMB 18.125 billion, with a 14.4% increase. The added value of the tertiary industry was RMB 13.502 billion, with an 11.3% increase.
General information on real estate industry in Zhuzhou
In 2005, Zhuzhou carried out the macro-regulation policy from the Central Government and regulation rules of neatening investment and controlling speculation made by local committee and local government, and the real estate investment went through an up-down-up phrase. Investment of RMB 3.25 billion had been made in 2005, 26.5% higher than 2004 but 12.7% lower in the amplitude. The investment was 7.2% lower than the average level of the province and went No.6 in the province behind Yongzhou (87.7%), Loudi (66.3%), Changsha (45.8%), Yiyang (42.5%) and Xiangxi (41.9%). According to the prosperity of real estate in four quarters of year 2005, the real estate entrepreneur confidence index in Zhuzhou reached 140 points, belonging to the high prosperous range and the prosperity index of real estate was 130 points. It ranked before the eight main sectors including industry, construction, transportation and etc. From the survey for the running of real estate, 30% of the entrepreneurs thought the business situation was fairly well, and 70% of them thought it was even. Thought the real estate entrepreneur confidence index and the prosperity index were 10% lower than the first quarter, they still remained in the high level state. After the heavy strike in the new policies of 2005, the developers are full of confidence to the real estate.
The construction acreage of the Zhuzhou’s real estate in 2005 amounted to 4.671 million m2, 10.8% higher than the same period of 2004. Tianyuan district’s construction acreage thereinto remained first relying on its new district strength, with the construction area 1.564 million m2, 33.5% of Zhuzhou’s real estate construction area and it was 9.5% higher than the same period of 2004. Hetang district was followed by, the construction area of which was 1.157 million m2, 21.5% higher than the same period of 2004 and 10.7% higher than Zhuzhou’s average level, showing a strong development trend. Lusong district went No.3, the construction area of which was 0.79 million m2, 0.6% higher than the same period of 2004. No.4 was Shifeng district, the construction area of which was 0.457 million m2, 8.1% higher than the same period of 2004. No.5 was Liling City, the construction area of which was 0.274 million m2, 5.6% lower than the same period of 2004. No.6 was Zhuzhou county, the construction area of which was 0.141 million m2,236.3% higher than the same period of 2004. No.7 was Yanling county, the construction area of which was 0.126 million m2, 14.1% higher than the same period of 2004. No.8 was You county, the construction area of which was 0.119 million m2, 21.5% higher than the same period of 2004. Chaling county went No.9, the construction area of which was 0.042 million m2, 118.5% higher than the same period of 2004.
